Bookings are subject to the following terms and conditions:
A contract between you and the owner will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
A non-refundable 25% deposit of the holiday cost is payable at the time of booking. Bookings made less than six weeks before your arrival date must be paid in full.
The balance must be paid no later than six weeks before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation.
All cancellations must be notified in writing. If you cancel your holiday more than 6 weeks before it is due to start, then your deposit will be forfeited. If you cancel less than 6 weeks before the holiday, then the full balance remains due and is not refundable. However should we be able to re-let the property on the dates of your original booking, we will refund 50% of the total booking.
We strongly advise that you take out comprehensive travel insurance to cover cancellations including bad weather. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
Should your stay be cancelled due to the current COVID 19 pandemic, the opportunity to reschedule your stay will be available subject to the availability of the property of the original stay or a full refund less 25% non refundable deposit. 100% refund will be given in the event of a national lockdown.
No parties or events – the maximum number of persons using the accommodation at any time must not exceed: Water’s Edge – 4 persons (+1 infant in travel cot), Shepherd’s Nook – 3 persons (+1 infant in travel cot), Woodland’s Clough – 4 persons (+2 infants in travel cots). Only those listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition. Should you wish to have visitors during your stay you must clarify the maximum number of occupants and it must be approved by us in advance.
Bookings cannot be accepted from persons under eighteen years of age.
The owner reserves the right to refuse a booking without giving any reason.
We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.
Tenancies normally commence at 3pm on Monday/Friday unless otherwise agreed and guests are required to vacate the rental by 10am on Monday/Friday on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests.
All of our cottage are no smoking.
Dogs are welcome in Shepherd’s Nook Cottage and Woodland’s Clough only on the understanding that the animal is not left unattended in the cottage(s) at any time. Dogs are not permitted on the furniture or to be taken upstairs in any bedrooms/bathroom. We will provide a doggy crate to be used when your dog is wet/mucky and at night unless you are 100% confident your dog will stay off any furniture and is not liable to chew. Please ensure that when you walk your dog within our designated area that it is kept on a lead at all times and that owners act responsibly and clean up after their dog. There is a charge of £30.00 per stay. STRICTLY NO DOGS ALLOWED IN OUR ‘WATER’S EDGE’ COTTAGE. There will be other guests, farm animals, wildlife and other dog walkers nearby, this means keeping them on a lead at all times is absolutely necessary. We will supply a stair gate which must be kept closed at all times. If you are part of a group booking, and your party has taken two or more cottages the dog must remain in Shepherd’s Nook cottage and/or Woodland’s Clough cottage. Only well-behaved dogs are welcome and we ask that guests are mindful of other guests. Please do not allow your dog to bark continuously. When you bring a muddy dog back from a walk, please clean them off using the outside tap. On no account use the towels provided for guest use within the cottages. Please dispose of poops in the outside bin and remember to take bags with you on walks. You must obey the Countryside Code and keep your dog under close control at all times.
Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage above £10.
Please do not move any furniture.
Please remove shoes upon entering the house.
Please lock the doors and close the windows when you leave the property unoccupied.
Please make sure you switch off lights, heating or any electrical appliances when you go out.
Please do not take any of our property with you when leaving.
The owner reserves the right to make a charge to cover additional cleaning costs if the guest leaves the property in an unacceptable condition.
Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
The guests may in no circumstance re-let or sublet the property, even free of charge.
The owner shall not be liable for any temporary defect or malfunction of any equipment or appliance in the building or grounds, however we will endeavour to repair/replace such items.
No compensation will be given for any temporary outage of electricity, water, heating, internet connection or television service.
The owners are not responsible for the loss of any personal belongings or valuables of the guest.
All inventory must remain in the property and not be taken to another property.
Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.
Please park your vehicles in the designated parking space, ensuring cars do not block access to other properties. Parking is limited to 2 vehicles.
Please respect our peaceful location and other guests by keeping noise levels to a minimum, especially between 11pm and 8am.
Guests must stay within the boundary of our accommodation. This is for your safety. A copy of the map setting out the boundary is located within the welcome pack to the cottages.
We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
Candles are not allowed inside the cottages.
Upon departure, please leave our cottages as clean and tidy as possible.
Any problem or complaint which you may have concerning your holiday must be immediately reported directly to us and we will endeavour to put matters right. Any complaints not reported to us at the time and only reported after you have returned from holiday will not be considered by the proprietor.
We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
The cottages are privately owned and are part of our home. We expect all guests to enjoy the facilities and treat the properties with the upmost respect.
